South Canmore

Situated south of Main Street, from 1st to Main, is what is referred to as the South Canmore neighbourhood, which gets the highest walkable living score in the town. Home to some of Canmore’s priciest real estate, a single family lot is upwards of $900,000 and priced, on average, in the millions. Percentage-wise, the market is split roughly halfway between detached homes and multi-family homes and townhomes, with the majority of the latter being located on the eastern side of Policeman Creek.

Single-family homes for sale in South Canmore offer the square footage to accommodate multiple bedrooms and bathrooms, making for an ideal family home. Wood, vinyl, and stone exteriors are popular in homes in this neighbourhood, alongside the typical Canmore cabins (including A-frame constructions). New construction properties favour open-concept floor plans, and square footage can reach up to 3,000 and 4,000 square feet for some of the larger properties in this area.

Duplexes and townhomes are other significant property types in South Canmore. Both of these properties are favourites of buyers with families because of their multiple bedrooms and bathrooms, garage spaces, and great locations. These multi-family properties are generally more traditional in their exteriors, with wooden balconies being a common feature, and new construction townhouses sometimes offer furniture packages—which is an excellent addition for first-time homebuyers. 

Apartments, though available on the market, are usually part of the various resorts in the neighbourhood, with Solara Resort & Spa of Spring Creek being a well-known example. These properties can also be listed as timeshares/fractional shares for those in the market for a vacation home. As a contemporary alternative to the cabin-style resort lifestyle, 7th on 7th is one of the recognizable condo complex in South Canmore, with its multi-level units, luxurious finishes, and large windows with mountain views. 

In regards to zoning, not all properties allow for short-term rentals, so this is something to consider before beginning your South Canmore real estate search. Additionally, some properties have HOA fees.

South Canmore: Top Highlights & Amenities

South Canmore touches the Bow River and is recognized for its parks and its waterfront trail. Millennium Park is found in the south end of the neighbourhood, and features a large baseball field and soccer field (with bleachers), picnic benches, and a mountain biking trail. To the north, up the river, is Riverside Park, which has trails that lead up to the Canmore Engine Bridge.

Centennial Park is South Canmore’s centrally-located green area, with a playground and large sports fields. This park also hosts the Canmore Highland Games and the Canmore Folk Music Festival. There are also walking trails on the opposite end of the neighbourhood along Policeman Creek. Next door to Centennial Park is Lawrence Grassi Middle School and Canmore Preschool.

South Canmore is a residential area, though there are resorts/spas and hotels/lodges to the east, over the Fourth Street bridge. These are not part of the South Canmore neighbourhood, however.

How far is the nearest high school for South Canmore residents?

Canmore Collegiate High School is the closest high school by distance. South Canmore students can also attend Banff Community High School.

Does South Canmore include all of Canmore’s downtown area?

The neighbourhood of South Canmore includes Main Street 98th Street) and everything south of it, meaning that only a portion of Canmore’s downtown core is part of South Canmore.
